PROJECT ANALYSIS PHASE
Developing the required monitoring and reporting criteria

MASTER PLANNING PHASE
Assess the requirements of the Clients program, the preferred options,
the potential approvals process, its schedule and cost.

PRE-DESIGN PLANNING
To assist the Client
• In defining overall objectives and options
• Define the project team
• Assist in identifying suitable specialist consultants
• Assist in finalizing the consultant’s contract and scope on behalf of the Client
• Develop a master schedule for the entire project
• Develop a preliminary total project budget
• Consult with the Client to determine the appropriate contractor selection method

DESIGN PHASES
• Oversee the design phase of the project to ensure that the Clients requirements are met for
  
- Budget
  
- Schedule
  
- Function
• Provide for the Client the pre-qualification of the Contractors
• Review bidding documents prior to issue
• Develop a tight and clearly understandable Construction Contract to minimize Change Orders

BIDDING/ NEGOTIATION PHASE
• Evaluate bids and prepare a bid comparison matrix of the Contractors bids
• Value engineering / analysis

BID ANALYSIS STAGE
• Incorporate comments from all bidders regarding areas of concern, omission or ambiguity in the   
   contract documents identified during bidding
• Evaluate the contractor’s detailed progress schedule
• Define the project administration procedures for the Contractor
• Define Change Order substantiation procedures as stipulated in the Contract
• Finalize the project budget and schedule
• Evaluate the project's cash flow projections for the Clients.

CONSTRUCTION PHASE SERVICES -ADMINISTRATION OF CONTRACT
• Oversee developments of the Contractor's detailed project schedule
• Monitor schedule progress and budget through the project
• Certify and recommend for payment Contractors’ bills
• Assist in quality control of the design and construction
• Chair and minute weekly site progress meetings
• Evaluate and resolve any Change Order applications
• Prepare punchlists of the work as it progresses
• Coordinate close-out documentation for the project
• Oversee the relocation of the staff and their Fixtures, Furniture and Equipment
• Debrief with the Client’s staff to ensure a smooth operations start-up
